Director of Asset Management

Bourn Companies is seeking to hire a dynamic, well-organized, and highly motivated individual to fill the role of Director of Asset Management. 

Job Purpose

The Director of Asset Management will be tasked with building a “best in class” property operations platform.  This platform consists of the Bourn Companies property portfolio as well as select third party assets.

This individual should be a hands on leader who will provide proactive, focused leadership across the following four categories:

  • Business Unit: Create a high performing property operations business within the Bourn Companies organization.
  • Property Operations: Manage property operations to the highest institutional standards.
  • Operations Team: Build and manage an operations team of “A” players capable of delivering “A” level property operating results.
  • Company Leadership. Provide company input and leadership as a member of the Bourn executive team.

 

Responsibilities

  • Business Unit Performance: Overall responsibility and accountability for the property operations business, including P & L responsibility, adherence to business metrics as well as business development
  • Property Operations: Responsibility for operating asset portfolio performance
    • Strategic Planning: Short Term/Long Term
      • Create strategic plan for each asset to property position it within the market and which will also maximize value while mitigating risks; Proactively understand and react to market trends
      • Create capital Investment as well as leasing and marketing strategies
  • Property Operations Management: Maintain properties to a high quality, institutional standard
  • Financial Planning and Management: Full property level financial responsibility, including but not limited to annual budget and cash flow forecast, CAM reconciliations, financial statement review and preparation (with Accounting)
  • Tenant Relationship Management: build upon tenant relationships to make Bourn “Landlord of Choice”; manage lease renewals process
  • Risk Management and Compliance, including contract negotiation (3rd party vendor contracts, lease renewals, consultant/contractor contracts) and compliance thereto.
  • Team Development and Management: Identify, recruit, train and manage a high performance property operations team
  • Company Leadership:  Contribute to overall company strategy and management; Assist other team functions and divisions
